Median home sale prices in Murrells Inlet showed a 10.1% decline for the first half of this year when compared to the same period in 2012 even as foreclosures and short sales declined by 48% according to data I reviewed from the Coastal Carolinas Association of REALTORS® today. Single family homes sold in Murrells Inlet year to date had a median sale price of $272,740 compared to $303,547 in the first 6 months of 2012.
The data of the Georgetown County portion of Murrells Inlet, which for the most part has sustained less impact from foreclosure activity and a deeper look into the home sale prices reveals a large drop in the $1 million plus homes over 2012 when 6 Murrells Inlet properties sold above the million dollar mark compared to only 2 in the first half of 2013.
In a prior post I noted the beach home bargins and new homes in Murrells Inlet which does account for some of the price declines in the market area. With current listing inventory of 230 single family homes with a median list price of $309,500 there appears to be plenty of room for buyers to negotiate in some neighborhoods as the median sale price in the first half of the year indicates.
